After receiving approvals from the municipality and registering the Spanish documents by the lawyer of the “Noviacielo” company, the buyer must pay 10 percent of the property value for the deed of sale (Arras) at the time of its preparation.
Step Five:
Finish the total amount of the property and receive the property deed at the official office (Notary)

Terms of payment and buying a house in Spain
One of the biggest advantages of buying a house (or any property) in Spain is that you don’t need a lot of cash up front and for the deed of sale. After you’ve bought your house or villa, If you choose Spain, you must pay a reservation fee of 5,000 euros, equivalent to approximately 300 million Tomans.
After that, you have one or two months to prepare the necessary amount for the official deed of sale. According to Spanish law, This amount is 10% of the total value of the property. For example, if you buy a house for 200,000 euros (5,000 euros as a reservation – 15,000 euros for the deed of sale) and the remaining 90% of the property, equivalent to 180,000 euros, must be paid at the time of transfer of the deed at the Notary Public in Spain.
